About eyesonrooms

A house that talks to you

The idea for eyesonrooms began in 2025, when I arrived in the Netherlands from Eastern Europe. I started working through an uitzendbureau and lived in the housing that came with it. I know exactly how things go in these houses when you live there. For many residents it is just a place to stay in a foreign country, not a home, and they are not the ones paying the expensive Dutch energy bill. So they do not look after it the way they would look after their own.

Rooms, not people: no cameras or microphones
Facts instead of arguments

Since the end of 2025 I have worked in housing for international workers: first as a coordinator, then as a supervisor responsible for facilities and SNF.

In those houses I kept seeing the same two problems. The central heating holds every room at 21 °C, yet some rooms ran at 24 or 25 °C: a plug-in heater that nobody noticed until the electricity bill came. And mould was found only when a tenant moved out, after the damage was done, when the discussion about who caused it began.

Nobody can walk through every room every week. But a sensor can measure every room, all the time. So in my own time I started building a system, and that is how eyesonrooms was born: a small sensor in every room, one gateway per house, and a dashboard that shows which room needs attention, and why. From the start it was designed with the tenants' privacy and the GDPR in mind. The result is a system that helps landlords and housing providers protect their property and keep energy costs down.

Our SNF package, coming soon, was born the same way. Getting houses ready for an SNF inspection takes weeks of checking, room by room: does every smoke alarm work, is there mould anywhere? With the SNF package you will see both every day, with the data for every room, not only in the week before the inspector comes. It will also bring one sensor that measures CO2, so you can see when a room needs fresh air, and detects cigarette smoke indoors, where smoking is not allowed.

01What I stand for

  • Rooms, not people. We measure the air in the room, never the people in it. No cameras, no microphones, no names.
  • Facts instead of arguments. Data for every room, which protects the landlord and the tenant alike.

That is what eyesonrooms is: a house that talks to you, before a small problem becomes an expensive one.

Start small: a pilot in a few houses.

After a month you know how many rooms really use a heater and where mould is building up. Measured, per room, with the address.
