Tip: the residents work during the day. Let the heating come on at 16:30 instead of 05:40.

* Indicative estimate, no guarantee. Only valid if the assumptions hold: 100 rooms, 20 % with a 2 kW heater, 6 hours a day, €0.29/kWh, a 7-month heating season, 100 sensors and 20 gateways. In addition: an estimated ± 13.5 tonnes less CO₂ (0.268 kg/kWh, co2emissiefactoren.nl).
What plug-in heaters cost you per heating season
Set the numbers to your own portfolio. Everything here is plain multiplication, with no hidden assumptions.
You do not have to guess the percentage. What share of rooms actually run a heater is the figure the system hands you in month one: measured, room by room, with the address attached. Everything after that is the same multiplication, with your real count in it.
Smart housing: every room keeps watch.
A small sensor per room measures temperature and humidity. No camera, no microphone.
- Mould risk in four levels
- Plug-in heaters
- Morning email at 07:30, only when something is up
from € 4.99 per room per month

You only see mould when it is too late. The sensor sees the risk early.
- Moisture that lingers. Humidity peaks and how long they last, per room.
- The coldest wall. Above 80 % humidity at the wall, mould can grow.
- Evidence at move-out. Measurements instead of an argument about the deposit.

One summary at 07:30.

Made by someone who lived there himself.
When I came to the Netherlands, I lived in worker housing myself. I know what a cold, damp room feels like, and how quickly a heater goes on.
Today I look after hundreds of rooms myself. eyesonrooms is the system I wish I had back then: not to check up on tenants, but to see in time where someone needs help. We measure rooms, not people.
Frequently asked questions
How does eyesonrooms save energy?
The sensors in the rooms see when the heating comes on, how long it runs and how warm it gets. Per house you see whether it runs at night or all day, and you get tips to set the thermostat better. With meter readings it uses the real gas consumption and that month's energy price. The saving is an estimate and differs per house.
Do I need a smart thermostat or a smart meter?
No. The heating is recognised from the temperature in the rooms themselves. You can add gas and electricity meter readings; then it uses the real consumption.
Does eyesonrooms help with the SNF certification?
Yes. Readings per room, inspections with photos and recorded actions together form a record per room and per address for the SNF inspection. The SNF package with smoke alarms is coming soon.
How do I prevent mould in a rental home?
Ventilate after showering and cooking, do not dry laundry in the room and do not let the room get too cold. eyesonrooms shows per room when moisture lingers, so you can act in time – before the wall turns black.
What is a healthy indoor humidity?
Usually between 40 and 60 %. If the humidity at the coldest wall stays above 80 % for long, mould can grow. eyesonrooms calculates that per room.
Who is eyesonrooms for?
For staffing agencies and migrant worker housing providers, student housing, room rental, housing managers and facility companies.
Can I use housing management without sensors?
Yes. Housing management (free up to 10 houses and 35 candidates, unlimited € 549.99 per month) and fault reporting by QR code (free up to 10 houses, then € 2.99 per house per month) also work without sensors.
Does eyesonrooms help with an SNF inspection?
Yes. Readings per room, inspections with photos and recorded actions together form a record per room and per address. The SNF package with smoke alarms is coming soon.
Is there a commute planner?
Yes, with housing management. It groups who can drive to the same workplace, takes seats, shifts and driving licences into account, and suggests the bicycle under 20 km.
Do the tenants notice anything?
Hardly. There is no app for tenants and no camera or microphone in the sensor: it measures only temperature and humidity. After the first visit nobody needs to enter the room for it, apart from a battery change: on average once every 20 months.
What is needed in the house?
A sensor in every room and one gateway per house, in a wall socket. One gateway handles up to 16 sensors. Nothing on the house router changes.
When do I get an alert?
When the mould risk of a room turns red, when a room stays above the heater line for a full hour (23.5 °C during the day, 22.25 °C in the evening and at night) when it is not warm outside, or below 17 °C for a full hour. If anything is open, you get one summary by e-mail at 07:30, which also lists sensors without a signal.
Can my team log in themselves?
Yes. Your organisation gets its own logins, in Dutch, English or Hungarian. You see your addresses on a map, the readings and mould risk per room, and for every alert you record what was done. Other organisations cannot see your data.
What does it cost?
€47.99 per sensor and €89.99 per gateway (one per house), one-time, and €4.99 per room per month, including VAT. A volume discount applies from 40 rooms on the sensor (€44.99 from 40 rooms, €36.99 from 1,000) and on the monthly fee. All figures and examples are on the pricing page.
Can I start with a pilot?
Yes. We are happy to start in a few of your houses, so you see the alerts and the dashboard in practice first. Request a pilot.
How does fault reporting by QR code work, and what does it cost?
A poster with a QR code hangs in every house. The resident scans it, picks what is wrong, adds a photo and sends it, in Dutch, English, Polish, Romanian or Hungarian. The coordinator gets an e-mail at once and handles the report in the portal. The service is free up to 10 houses; after that it costs € 2.99 per house per month, including VAT; a house with eyesonrooms sensors pays € 1 per house per month. Also available on its own, without sensors.
Start small: a pilot in a few houses.
After a month you know per room where energy leaks away and where mould threatens.
